Recycling House Clearances

Lancashire House Clearance are delighted that you want to know what happens to the contents of the properties we clear.

When we visit to quote for a house clearance, we look at anything that may have some re-sale value. We sell through local auctions, online auctions and in our shops in Blackpool and Chorley.

Some items such as beds ( in good clean condition) are donated to International Aid furniture warehouse and Emmeus.

Books, CD's, DVD's. Clothing and Bedding are also items we donate. to local charities. In addition to this we also donate cutlery, crockery, pots and pans to various homeless charities.

Challenges in Finding Tenants: Potential tenants might be wary of moving into a property that has been empty for a while, fearing potential problems. Marketing an empty property can also be more challenging. Health and Safety Hazards : Stagnant water, mold growth, and pest infestations are common issues in vacant properties, posing health risks to future occupants and requiring specialized cleaning. As a landlord or property agent in Lancashire, one of the most important tasks you face is ensuring your void properties are cleared and ready for the next tenants. A clean, well-maintained property not only attracts quality tenants but also helps maintain your property’s value. Whether it's clearing the home of previous tenants or preparing a newly acquired property for rental, a professional void property clearance service can make the process smooth and efficient. That’s where **Lancashire House Clearances** comes in. Read on to learn how we can support you in keeping your properties in top condition and ready for new tenants. Why Void Property Clearance is Crucial for Landlords and Agents A void property is any property that is unoccupied, typically after a tenant vacates or before new tenants move in. While it may seem like a simple task to prepare the property for re-letting, there are several aspects that need to be addressed to make the property desirable and livable for future tenants: 1. **Cleaning and Organizing**: Previous tenants may leave behind unwanted furniture, personal belongings, or even waste. Ensuring the property is thoroughly cleared and cleaned makes a lasting impression on potential tenants. 2. **Repairs and Maintenance**: Often, void properties require small repairs, redecoration, or maintenance work before they’re ready to be rented again. An efficient clearance service can assist with the removal of broken or outdated furniture, making room for renovations or updates. 3. **Legal and Environmental Compliance**: Disposing of items responsibly and legally is essential, especially for items like hazardous waste, old furniture, or electrical goods. A professional house clearance company like Lancashire House Clearances ensures that all waste is handled according to environmental standards and regulations. 4. **Cost Efficiency**: A quick, professional clearance can reduce the time a property stays vacant. Clear This Ltd Owners have been trading as Lancashire House Clearance for many years now. Unfortunately some legal skullduggery has seen us lose the Lancashire House Clearance Ltd business name. Not to worry, we are sailing along quite nicely anyway! We were looking at ways to get even more stuff re-used from our house clearance business so we set up another business to do this. A New Auction For Chorley, Lancashire. Selling house clearance stuff at auction is a great way to get stuff re-used. It gives items a second life and keeps it out of waste streams for a bit longer. Initially we will only be selling house clearance stuff through auction on either a monthly or fortnightly basis. Buyers commission will be just 10% . When we do start taking items from vendors, we will either charge a simple fee per lot OR a 15% commission. A Lot of auctions charge a lotting fee AND a commission +VAT which can add up to nearly half of what your items achieve at auction ! If you are paying a lotting fee + commission, what is the commission paid for ? Surely the commission is for the auction selling your item for you ? Therefore we must conclude that a lotting fee is effectively a tax ? Anyway, we want to be different. Our preference is for a lotting fee with zero sellers commission but we would welcome your input. Contact us and let us know what you think HERE .
